Dealing with tenants is probably the hardest thing an investor has to do in real estate investing. As a real estate investor you always have to be on your toes because you never know when a good tenant is going to go bad. In the 60th episode of The Tenants From Hell Show we take a look at the deadly eviction between an east Oakland landlord named Kulbushan Gupta and his 94 year old tenant, Frank Spillman. Frank Spillman had rented from Kulbushan Gupta for over 35 years. During the tenancy the tensions between the tenant and the landlord grew to a boiling point. Frank Spillman believed his landlord had poisoned his chickens and was going to evict him. These beliefs have been attributed to Frank Spilman's dementia by some. In the end, Frank Spilman became one of the oldest people arrested for murder in the history of the United States when shot and killed his landlord Kulbushan Gupta while Gupta was visiting the property he rented to Spilman.

By the time David Haberfield was finally able to evict this nightmare tenant the damage had already been done to the tune of $25,000. David's house was completely trashed by this horrible tenant. George Floyd's death at the hand of the Minneapolis Police department on May 25th 2020 coupled with years of frustration over Police brutality and racial inequality sparked violent protests and riots in many cities across the United States. One of these cities was Cleveland, Ohio. Like many cities across the country, the people of Cleveland, Ohio were split on how to handle their frustrations and have their voices heard. Some people in Cleveland feel like violence and destruction is appropriate at this point. Others feel like violence and destruction is adding to the problem, not the solution. The 28th episode of The Tenants From Hell Show is their story from differing perspectives.

 

 

 

On May 25th 2020 George Floyd was arrested in Minneapolis, Minnesota on suspicion of passing a counterfeit $20 bill. While three other police officers assisted, Minneapolis Police Officer Derek Chauvin pinned Floyd to the ground with his knee on his neck. During this time period Floyd can be seen on camera pleading for his life, repeatedly stating that he could not breath until he became unresponsive. Chauvin refused to remove his knee from Floyd's neck for a total of 8 minutes and 46 seconds. Approximately an hour later George Floyd was pronounced dead. What started out as peaceful protests due to outrage over the gruesome killing of George Floyd and many other African Americans quickly turned into something else. People all over the United States took to the streets to riot, loot and destroy their cities. Property owners with no involvement in the situation began to have their properties and businesses destroyed at the hands of violent criminals. In the 27th episode of The Tenants From Hell Show we bring you highlights of the destruction around the United States. 

 

 

 

In episode 26 of The Tenants From Hell Show the Holton-Wise team takes you on a tour of a rental property after the tenant was recently evicted. This is the first step in getting a rental property ready for renovation so that it can be placed back on the market for rent. The house was completely ruined by the previous tenants. Our maintenance staff tours this house wearing a tyvek suit due to the cock roach infestation caused by all of the trash and filth caused by the tenant. The entire house has been damaged. The amount of garbage left by the tenant will fill a dumpster several times over. The carpets will need to be replaced. The walls will need to be repaired and repainted. The broken windows will need to be replaced. The kitchen, bathroom and plumbing will need to be redone.  This is all part of a day in the life of a property manager. 

 

 

 

In the 25th episode of The Tenants From Hell Show Brandon from Investment Joy is back to talk to James Wise about a drug dealing tenant he had to evict. In addition to being a Heroin dealer this guy was a professional tenant who attempted to scam the system by damaging the rental property and paying 13 people to pose as witnesses during the eviction hearing.

Note only was anything of value stolen the home was completely flooded to the point of having to have 6 feet of standing water pumped out of the basement.
