When is the best time to sell my home?

In most cases, the spring months are the best time to be sell a home. However, great opportunities are out there twelve months a year. Since every home seller’s situation is different, you should discuss the timing of your home sale with your Holton-Wise Realtor.  In some cases, selling a home during the fall and winter months actually maybe better than waiting until the spring.  This is due to a combination of many factors including lower competition from other sellers.


How is the Cleveland real estate market right now?
The real estate market is always changing. There are many market indicators that a top producing Realtor should be able to share with you to help explain the condition of the market at any given time.  One of the most important indicators of the market conditions are the average days on the market.  The average days on market can indicate to a seller how quickly homes are selling when they are put up for sale. Other examples of market condition indicators include number of closed transactions year-over-year for a given month, average sale prices, and average list price to sale price ratios.


What steps should I take to prepare my home for sale?
There are several things you need to know before listing your home for sale!  A frequently asked question from home seller’s before listing is what steps should be taken before listing their home.  Not properly preparing a home for sale can put a home owner at a huge disadvantage.
The expression “You never get a second chance to make a first impression” is absolutely true when it comes to selling a home.  If your budget permits it when selling a home you must be sure that your home presents itself in the best possible light.  Making sure clutter is at a minimum, freshly painting rooms in neutral colors, installing neutral carpeting, and ensuring there are no unpleasant odors are just a few things that should be done when preparing your home for sale.

Why is the Zestimate or assessed value different than what you say my home is worth?
Zestimates or Assessed values are not the same as market value or appraised value.  There are many homes that could be sold for significantly more or less than a Zestimate or assessed value. The assessed value of a home is used for the purpose of taxes in your local municipality.  The assessed value of a home is multiplied by the local tax rate to determine what your yearly taxes are.  The assessed value has no impact on how much your home is worth to a potential buyer in the marketplace. A Zestimate is an estimate created solely off of online data sources using computer generated home values based on calculations and formulas. What is the difference between a list price and sale price?
The list price is the price the home is currently listed for sale at.  The sale price is the price a home has actually sold at. It’s important to note that when selling a home everything is negotiable. Often time’s potential buyers will offer less than the full asking price of the home. This is why it is incredibly important that you work with a competent Holton-Wise agent who can provide you with negotiation guidance when buying or selling a home.


How do you determine how much my home is worth?
There are a handful of methods that Holton-Wise uses to determine the value of a home.  The most common method to determining the value of a home is by completing a comparative market analysis.  A comparative market analysis is an in-depth evaluation of recently sold “comparable” homes in the past 6-12 months.  A comparative market analysis, also known as a CMA. The CMA will take into account many features of the home and neighborhood. Things that are taken to account in a CMA include:

  • Square footage
  • Number of bedrooms
  • Number of bathrooms
  • Upgrades to kitchen
  • Window quality
  • Roof age
  • Lot features
  • Location
  • Style of residence
  • Flooring type


Is a house on a cul-de-sac worth more than one on a main road?
There are a number of factors that will be taken into account by buyers but generally speaking homes located on quiet streets tend to sell for more than similar homes located on busy streets. 

 

Should I price my home higher to leave room for negotiations?
This frequently asked question often leads to a common pricing mistake that seller’s make.  Many sellers believe they should price their home $5,000 higher than what their Realtor suggests to leave room for negotiations and low-ball offers.  Generally speaking a well-priced home will sell quicker and for more money than an overpriced home. A seller who prices there too high in an effort to leave room for negotiations can actually be costing themselves more money than if they priced it correctly in the beginning. 

 

What should I disclose to potential buyers?
Everything. When in doubt disclose. When working with a Holton-Wise agent you will be given a form called a Residential Property Disclosure Form. This form will ask you many questions about the condition of your home. It is incredibly important that you are open and honest when filling out this form. Lying could expose you to an unnecessary lawsuit down the road.
