Q. Where does Holton Wise advertise their properties for rent?

A. Holton Wise advertises our properties in many places. Top notch advertising of available rental units on multiple media platforms including here on HoltonWise.com as well as Facebook, Instagram, YouTube, Zillow, Trulia, HotPads, Craigslist and in the yards of our properties. Q. How do I schedule a tour of one of Holton-Wise's rental properties?

A. You can schedule a tour of one of Holton-Wise's rental properties by contacting one of our leasing consultants at ForRent@HoltonWise.com or calling 216-661-6633. More information on scheduling a tour of Holton-Wise's rental properties can be found by watching this VIDEO.

 

Q. Does Holton Wise charge an application fee to potential tenants?

A. Yes. The Holton Wise application fee is $40 per adult. For more information on the Holton-Wise rental application process watch this VIDEO.

 

Q. Can I download a copy of the Holton Wise Rental Application?

A. Yes. Below is a copy of the Holton Wise Rental Application. After you download it you can take it to our office at 4207 Brookpark Rd. Parma, Ohio 44134 to apply. Note that our staff will need you to have your $40 application fee with you in order to process your application.

Q. Is the Holton Wise application fee refundible If I am denied a house or apartment?

Q. Do Holton Wise houses or apartments come with appliances?
A. This will be indentified in the ad for the specific property of interest.

 

Q. Does Holton Wise clean the houses or apartments before I move in? 
A. Holton Wise cleans and or repairs all of our rental properties in between tenants. Holton Wise has move in standards that must be adhered to at every turnover. Any and all broken items in the house or apartment are cleaned or renovated to an appropriate level. The properties are going to have a varying degree of how nice they are. This of course is related to the rental price. The nicer the property is, the higher the rent will usually be.

 

Q. Does Holton Wise pro-rate my rent if I move in mid-month?

A.  Yes, but Holton Wise always pro-rates the 2nd month. Nobody moves into a property unless they pay a full month’s rent, security deposit and a move in fee.

 

Q. I put down a deposit on a house or apartment and Holton Wise said I have to wait x amount of days to move in while they finish making the property rent ready. I want to move in sooner though. How can I move in sooner?

A.  You can't. There is nothing that can be done to speed up the move in process. Holton Wise has hundreds and hundreds of properties with everyone wanting to be first in line. Unfortunately everyone must wait their turn in line while the Holton Wise maintenance team finishes up the necessary renovations. Rest assured Holton Wise is working as fast as we can as it is our goal to get people moved into these homes and or apartments as soon as possible.

 

Q. What is the move in fee? Why do I have to pay the move in fee?
A. Per Holton Wise policy everyone who moves in to one of our properties has to pay the move in fee. The move in fee helps pay for the administrative costs and real estate agent fees associated with getting a property rented. Holton Wise does not own all of these properties. Holton Wise shows you properties owned by many private investor groups and there is a cost associated with that service.

 

Q. Can I move into my property without giving you my utility numbers? I don’t have time. I will give them to you later.

A. No, per company policy Holton Wise cannot issue keys to you until you have given us your utility account and or customer number.

 

If you are Denied House by Holton Wise

 

Q. Why was my application denied by Holton Wise?
A. Common reasons for tenants to be denied housing by Holton Wise include but are not limited to insufficient income,criminal history, prior eviction, too many delinquent accounts on the applicants credit report.

 

Q. I make enough money to afford this house or apartment why does Holton Wise say my income is insufficient?

A. Unfortunately an applicant may think they make enough money to afford a particular house or apartment that is offered by Holton Wise even though they do not. Holton Wise requires that all applicants must be able to provide proof that they make at least three times the rental amount every month.

 

Q. My application was denied by Holton Wise based on criminal history. I never been arrested. What can be done to fix this?

A. Unfortanatly there is nothing Holton Wise can do. When screening applicants we go based off of the background check. If you believe there is an error on your criminal background check you would need to contact an attorney to clear that up. Once cleared you could reapply with Holton WIse. Note that there is nothing Holton Wise can do to help you clear your criminal history report.

 

Q. My application was denied by Holton Wise based on a prior eviction. I have never been evicted. What can be done to fix this?

A. Unfortunately there is nothing Holton Wise can do. When screening applicants we go based off of the background check. If you believe there is an error on your eviction history report you would need to contact an attorney to clear that up. Once cleared you could reapply with Holton Wise. Note that there is nothing Holton Wise can do to help you clear your eviction history report.

 

If you live in a Holton Wise property

 

Q. How do I pay my rent to Holton Wise / What forms of payment does Holton Wise accept?

A. Holton Wise accepts rent online via ACH direct deposit and credit card as well as in the form of Money Order, Cashiers Check or Cash. Note that when paying with cash a cash handling fee will apply as cash is not a preferred option of payment as Holton Wise limits our office location to a very small amount of cash on hand at all times due to the increased liability risk having a large amount of cash on hand would cause. Rent payments can be made online, sent in the mail, made in person at our office location during normal business hours or placed in our 24 hour drop box. Q. Does Holton Wise have a grace period for late rent?

A. No. Rent is due on the due date. If rent is late a late fee will be applied. There are no exceptions even if the due date falls on a day we are closed or a holiday. Holton Wise provides tenants with an online rent payment portal as well as a 24 hour drop box for these instances along the ability to pay their rent early. For more information on the rent payment procedures watch this VIDEO.

 

Q: I have never paid my rent online before. How do I do this?
A: You can sign up for access to your tenant portal by clicking the Tenant Portal tab here on HoltonWise.com

 

Q: Is there a charge for paying my rent to Holton-Wise online?

A:  There is no fee if make your rent payment via ACH. However there is a small processing fee if you pay your rent online using a credit card. 

 

Q: I don't want to create my tenant portal myself. Will Holton-Wise create my tenant portal for me?
A: No, the only way you can only sign up for access to your tenant portal is by clicking on the Tenant Portal tab here at HoltonWise.com.

 

Q: I forgot the password to my tenant portal. What do I do?
A: You can reset your password by clicking on the Tenant Portal tab here on HoltonWise.com and clicking on 'Trouble logging in?'. 

 

Q: Will Holton-Wise reset the password to my tenant portal for me?
A: No, the only way you can reset your password is by clicking the 'Trouble logging in" button on the Tenant Portal tab at HoltonWise.com

 

Q. I need to make a complaint about my house or apartment. What do I do?

A. Call 216-661-6633 and follow the prompts.

 

Q. I don’t have any hot water. Can Holton Wise fix my hot water?

A. Yes. You need to fill out a Maintenance Request Form or call the maintenance line to report the issue. The number is 216-661-6633.


Q. I don’t have any heat. Can Holton Wise fix my heat?

Q. My lights don’t work. Can Holton Wise fix my lights?

A. Yes. You need to fill out a Maintenance Request Form or call the maintenance line to report the issue. The number is 216-661-6633.

 

Q. My sink, hot water tank, bath tub etc...leaks. Can Holton Wise fix the leak?

A. Yes. You need to fill out a Maintenance Request Form or call the maintenance line to report the issue. The number is 216-661-6633.

 

Q. I contacted maintenance and they did not call me back. Why didn't maintenance call me back?

A. All maintenance requests are reviewed by the Holton-Wise staff to determine their level of urgency. The most urgent requests will take precedence and be addressed as quickly as possible. All other maintenance requests will receive a call or an email from a Holton-Wise Maintenance Technician within 3 business days at the phone number or email address that you have provided in your maintenance request. If after 3 business days you have not been contacted by a Holton-Wise Maintenance Technician you will need to do the following. 

  1. Check the spam or promotions folder of your email inbox for an email from a Holton-Wise team member.
  2. Ensure that you filled out your maintenance request with the correct phone number and email address. 
  3. Ensure that your phone bill is current with your provider.
  4. Ensure that your voicemail is set up and your inbox is not full.
  5. Fill out another Maintenance Request Form.

 

Q. My fridge broke and my groceries spoiled. Will Holton Wise pay for my groceries?

A. No, per your signed lease agreement Holton Wise is not responsible for your personal belongings. Holton Wise strongly recommends you get renters insurance for these types of things. You can buy renters insurance by CLICKING HERE.


Q. My basement flooded and damaged my belongings. Will Holton Wise pay for my belongings?

A.  No, per your signed lease agreement Holton Wise is not responsible for your personal belongings. Holton Wise strongly recommends you get renters insurance for these types of things. You can buy renters insurance by CLICKING HERE.

 

Q. My stove, washer and or dryer doesn’t plug in. Or I have a gas stove and there is only an electric outlet (& vice versa) will Holton Wise come out and change the outlet or add a gas line so my appliance works?
A. No, unfortunately you will have to buy a new appliance. Holton Wise will not reconfigure the house or apartment to fit your appliances.


Q. My carpet is old. Will Holton Wise replace it? Or my house needs repainted will Holton Wise repaint it?

A. Possibly. Cosmetic improvements are approved on a case by case basis. You would need to call the maintenance line at 216-661-6633 for a specific answer. 

 

Q. I need my maintenance issue fixed now. Can Holton Wise maintenance staff to fix my issue faster?

A.  No, Unfortunately there is nothing that can be done to speed up the repair process. Holton Wise manages hundreds and hundreds of properties with everyone wanting to be first in line. Unfortunately everyone must wait their turn in line while the Holton Wise maintenance team finishes up the necessary renovations. Rest assured Holton Wise is working as fast as we can as it It's important to note that Holton Wise wants to fix these properties just as bad and as fast as you do. (As a Property Management company repairs are a property generator for Holton Wise).


Q. Can I just fix my maintenence issue myself and deduct the rent I owe Holton Wise?

A. No, per your signed lease agreement that is prohibited. If you do not pay rent in full and on time Holton Wise would be forced to evict you.

 

Q. The neighbor is loud or annoying or doing something to make me mad. Will Holton Wise fix this?
A. Unfortunately Holton Wise is unable to get involved in disputes amongst tenants or neighbors. You are living in close proximity to other adults, these things are bound to happen. You should politely contact them and see if you guys can resolve the situation. If they are doing something illegal you would need to contact the police.

 

Q. Will Holton Wise shovel my driveway?
A. This will be identified in your lease. Typically you will be responsible for snow removal If you live in a building within 4 units or less. If you live in a building with 5 or more units Holton Wise will likely handle snow removal.

Q. My neighbor parked in my favorite parking spot. Will Holton Wise fix this?

A. Unfortunately Holton Wise is unable to get involved in disputes among tenants or neighbors. You are living in close proximity to other adults, these things are bound to happen. You should politely contact them and see if you guys can resolve the situation. If they are doing something illegal you would need to contact the police.

 

Q. I locked myself out of my house or apartment. What should I do?
A. You can come up to our office during business hours and we can provide you a replacement key (applicable fees apply).

 

Q. I don’t have enough money to pay rent this month. Can Holton Wise give me a break?

A. No unfortunately Holton Wise cannot give out breaks. There are no exceptions to the rules. Rent is due on the due date in your lease. We will begin the eviction process on the 10th of the month for all tenants who have not paid their rent. No exceptions.

 

Q. I was told that Holton Wise can’t evict me if I call my lawyer or the housing authority. Is this true?

A. Probably not. If you feel like you need to contact your attorney or the housing authority that is your right but we are familiar with and abide by all of the fair housing laws and the landlord tenant act according to the Ohio Revised Code Statute 5321. We assure you that what we are doing is well within our legal rights.

 

If you Moved out of a Holton Wise Property

 

Q. I will be moving out of my house or apartment soon. How do I turn off the utilities?

A. When you are moving out of a Holton Wise house or apartment you will want to wait until after you have given us the keys to contact the utility company. Once you have contacted the utility company you will need to tell them to give you an estimated meter reading as you no longer have access to the house or apartment.

 

Q. I moved out of my house or apartment and turned my keys into Holton Wise. When will I get my security deposit back?

A. The Holton Wise maintenance staff will inspect the property for damages. After the inspection Holton Wise will mail you a final accounting statement with a detailed accounting of any applicable deductions made from your security deposit along with a check or bill for money due to you or due from you to Holton Wise. This entire process takes up to 30 days.
