Eleven years ago, I wrote The Ultimate Guide to Grading Cleveland Neighborhoods on BiggerPockets because investors kept asking me whether a neighborhood was “good” or “bad.” I still don’t think that’s the right way to look at it. Real estate investing is about risk versus reward, and the neighborhood that makes sense for one investor may make no sense for another. That’s why I grade Cleveland neighborhoods on an A-to-F scale. In this example, we’re looking at a high-D/low-C area that I personally like for cash flow and believe is one of the more promising C/D-grade parts of the Cleveland market. I may not choose to live there myself, but investing and living are two completely different decisions.
